The Nassau Workforce Housing project will be constructed on 10 acres located in the city of
Yulee, Florida between Wildlight, a new 30,000 development and Amelia Island which is home to the
Ritz Carlton Hotel and the Omni resort.
Nassau County recently commissioned a study for housing needs and the study indicated there is no
affordable housing available and the count is offering developers incentives to allocate a portion of new
construction for affordable housing. The allocation will establish rent rates a a percentage of median
income. Labor for the Ritz Carlton and Omni Hotel properties currently bus their workforce as far
away as 50 miles as a result of this housing shortage. As a result they are in dire need of housing for
their employees near the hotel.
The project will be comprised of 250 units with 30 three bedroom units, 150 two bedroom units and 70
one bedroom units. The area immediately located near our property is primarily commercial and has
been developed as such over the last 5 years. Zoning for multifamily projects is rare and difficult to
find. We are fortunate to have a property with the zoning and the support of the county of Nassau.
